01 Why this page exists

The story everyone knows.

Money sent to a trusted relative. A plot bought that nobody independent ever verified. A building that stopped at lintel level while the updates kept arriving. Photographs that, it turned out, were all taken the same week.

It is common enough that most people reading this can put a name to it. The failure is never the ambition, it is the distance, and the absence of proof across it. So we replaced trust-in-a-person with proof-you-can-check. That is the whole offer.

02 How we work with buyers abroad

Proof at every step. Not a relationship you have to trust blind.

    A live video call or a recorded walk of the specific plot, pillars, access road and neighbouring landmarks in shot, so you see the ground, not a stock aerial.

    The full document pack goes to you and to a lawyer you appoint in Ghana, not just to us. Verification you control is the only verification worth having.

    A written schedule, receipts for every transfer, and, if you build, money released against completed construction stages rather than against the calendar.

    Timestamped photographs at each construction stage, sent on WhatsApp, so “it’s coming along” always comes with a picture and a date.

03 The counter-intuitive part

Appoint your own people. We mean it.

A seller who welcomes your independent lawyer and your own person on the ground is a seller with nothing to hide. So we ask you to bring both.

  • Instruct a Ghanaian lawyer

    Your lawyer, chosen by you, to run the Lands Commission search and review the indenture. We will work with them, not around them.

  • Send a trusted person to the site

    A relative or friend who can stand on the plot independently of us and confirm what our video showed.

  • Close with a Power of Attorney

    A buyer who cannot travel can appoint someone in Ghana to sign and register on their behalf through a Power of Attorney. It must be notarised in the country you are living in, and then either apostilled under the Hague Convention or authenticated by the Ghana High Commission or Embassy, before a Ghana-based lawyer can act on it. It is a real process with real steps, and it is worth starting early.

Fifty years, not ninety-nine

If you hold a Ghanaian passport, you buy as a Ghanaian.

Ghanaians in the diaspora who hold Ghanaian citizenship are not affected by the fifty-year cap. If you hold a Ghanaian passport you buy on the same terms as a Ghanaian at home.

A non-citizen cannot hold a leasehold in Ghana for more than fifty years at any one time. Any purported grant of a freehold to a non-citizen is void. Marrying a Ghanaian, partnering with a Ghanaian, or buying through a Ghanaian-registered company does not change this: a company counts as a non-citizen if more than forty per cent of its equity is held by non-citizens.

05 After you buy

Then we build it.

The same company that sold you the plot can survey it, build on it, hire you the plant and supply the blocks, with staged payments and photographic reporting the whole way up. From abroad, one accountable party beats five you have never met.

06 Straight answers

What buyers abroad ask first.

You verify it independently. We give you the plot details and the documentation, and you run an official search at the Lands Commission, yourself, or through your own lawyer. We would rather lose a week to your due diligence than have you doubt the plot later. Any seller who discourages you from searching is telling you something important.

Yes. We take a deposit and agree an instalment schedule in writing before you pay anything. The terms depend on the location and the plot, so message us on WhatsApp with the location you are interested in and we will send the deposit and instalment options for that specific site.
