Buying & verification
You verify it independently. We give you the plot details and the documentation, and you run an official search at the Lands Commission, yourself, or through your own lawyer. We would rather lose a week to your due diligence than have you doubt the plot later. Any seller who discourages you from searching is telling you something important.
Land guards are the symptom of a disputed title, not a fact of nature. The protection is to buy land whose ownership chain is documented and verifiable, to have the boundaries properly surveyed and pillared, and to register your interest. We walk every plot with our buyers before purchase.
We recommend it, and we will work with yours. A lawyer who runs your search and reviews your indenture costs a fraction of a plot, and land is the one purchase where the paperwork is the asset.
Yes. Once the land is properly documented and registered in your name, it is yours to sell, lease or pass on. A clean, registered title is exactly what makes a resale straightforward, which is another reason the paperwork matters more than the marketing.
Payment
Yes. We take a deposit and agree an instalment schedule in writing before you pay anything. The terms depend on the location and the plot, so message us on WhatsApp with the location you are interested in and we will send the deposit and instalment options for that specific site.
Prices differ by location, by plot size and by whether the plot is serviced, and land prices in Greater Accra move. Rather than publish a figure that goes stale, we quote per plot in writing on WhatsApp, usually the same day.
Payment methods are confirmed in writing before any money moves, and every payment, deposit or instalment, is receipted in your name. We favour traceable bank transfers, with mobile money practical for deposits and monthly instalments. We do not treat an untraceable cash handover as a substitute for a receipt.
Talk to us before it happens, not after. The schedule is agreed in writing at the start, and where life gets in the way we would far rather rework the plan than have a problem. The specifics depend on your agreement, so raise it early on WhatsApp and we will find a way forward.
Building
Yes. Building construction is one of our six service lines, and we also survey, hire out plant and supply blocks, cement and iron rods. Most buyers who build with us do it in stages with photographic reporting at each stage.
You need a development permit from the District Assembly before you build, and it requires proof of your right to the land, which is one more reason the document pack comes first. We will tell you plainly what the permit process involves for your plot and District Assembly, and point you to what is required.
For us it means two concrete things: a motorable access road to the plot boundary, and electricity infrastructure run to the site. It means you can begin building without first funding the infrastructure. We will show you both on the ground before you buy.
Practical
Saturday is our inspection day, and we also arrange weekday visits on request. Message us on WhatsApp with the location and we will confirm a time and a meeting point.
Yes, and a large share of our buyers do. We run a documented remote process, video walkthrough of the actual plot, geo-tagged photographs, the full document pack sent to you and to your lawyer, and staged payments. See the Buying from abroad page for how it works.
Plot sizes vary by location, and Greater Accra prices in “plots” rather than in a single fixed measurement. Rather than print a dimension that would be wrong for half our land, we confirm the exact size of the specific plot you are buying, in writing, on its site plan. Ask us for the location you are interested in and we will send the sizes available there.
