Substructure

Excavation, foundation and oversite, the part nobody photographs and everybody regrets rushing.

Superstructure

Blockwork, columns, roofing and openings, built to the approved drawing.

Finishing

Plastering, screeding, tiling, ceiling, electrical and plumbing second fix, painting.

Progress reporting

Dated photographs at each stage, sent on WhatsApp. Essential if you are paying from abroad.

Discuss a build

Tell us the scope and the location. What comes back is a written figure, not a range you have to negotiate against later.

02 How it works

The order things happen in. Nothing starts before it is agreed.

Scope first, price second, work third. If a stage cannot be done properly we say so before it starts, not after it has been paid for.

    Drawings and permit

    We work from an approved drawing. If you do not have one we will tell you what it takes to get one.

  2. 02

    Bill of quantities

    A written breakdown of materials and labour, so you can see where the money goes.

  3. 03

    Stage payments

    Money released against completed stages, not against the calendar.

  4. 04

    Build and report

    Photographs and updates at every stage until handover.

04 Building from abroad

Most people paying for a build are not standing on the site.

Everyone knows somebody whose money went home and came back as a story. That is the normal case here, not the exception, and it is why the reporting is built the way it is rather than added on request.

  • Dated photographs at every stage

    Sent on WhatsApp as the work happens, not assembled at the end into a report.

  • Money released against completed stages

    Not against the calendar. A slab that is not cast does not trigger a payment.

  • Drawings and bill of quantities in your hands first

    Yours and your lawyer’s, before the first trench is dug.

  • Somebody on the ground you did not have to appoint

    You are relying on a contract and a photograph, rather than on a relative’s word about a wall.
