Seven locations, from the coast road at Prampram to the Kasoa side of the city. Every plot is demarcated on the ground, tied to a site plan and shown to you before a cedi moves. Some are serviced. We say which.
Serviced and unserviced are two different purchases. Neither one is a trick.
The word serviced gets used loosely in this market, usually by whoever is charging for it. So here is exactly what we mean when we use it, and exactly what we mean when we do not.

It is a legitimate purchase, not a lesser one
Plenty of good land in Greater Accra is unserviced, and plenty of built-up suburbs started exactly there.

You pay for access and power later
Either in cash, or in time spent waiting for the area to catch up. Both are real costs, they are just not on the invoice.

The paperwork does not change
Demarcated, pillared, tied to a site plan and documented exactly the same as a serviced plot. That part is never the variable.

It suits a hold more than a build
If you are breaking ground next season, count the cost of the road first. If you are holding, the discount is the point.
Currently unserviced: Miotso , Amasaman , Kasoa . All three sit inside towns that are already building up around them, not out in open bush, but in the area and at your boundary are not the same sentence, and we will not blur the two to close a sale.

Not because we are hiding a number. Because there is no single number that would be true for a whole town for a whole year.

Land prices here move
A road gets tarred, a corridor gets announced, and the figure changes. A price published in March is stale by December, and the first person a stale price misleads is the buyer who planned around it.

Two plots in one location are not one price
Frontage, corner position, how level the ground is, how far you are from the access road, all of it prices differently. A single number for a whole town would be a number for no plot at all.

Serviced costs more, and it should
On a serviced plot the road and the electricity were paid for before you arrived. Setting that against an unserviced price is comparing two different products and calling one of them expensive.

Outright and instalment are different figures
The deposit you can put down and the months you spread the balance over change what the plot costs you. That gets agreed in writing before you pay anything.

A written quote for the specific plot, usually the same day.

If a plot is under offer or the price is being reviewed, we will tell you that instead of quoting you a figure we cannot hold.

A surveyed drawing showing the plot’s dimensions, bearings and coordinates.

Indenture / Deed of Assignment
The conveyance document that transfers the interest in the land to your name.

Official search at the Lands Commission
A search tells you what the public record says about the land, the registered interest and any encumbrance on it.

Stamping and registration
Your document is stamped and lodged for registration so your interest appears on the record.

Receipts for every payment
Every cedi, on paper, in your name.
The search at the Lands Commission is the one people skip. Do not skip it, run it yourself or through your own lawyer, on any land, from any seller, including us.

Inspection is free and it is the entire point of this page. You see the pillars, the access road and the neighbours, and you ask the questions you cannot ask a photograph.
